Electrical safety inspections (EICR)
Scottish Government guidance requires an electrical safety inspection of a private rented property by a competent person before a tenancy starts, and at intervals of no more than five years, recorded in an Electrical Installation Condition Report (EICR).

Appliance testing (PAT)
Appliances supplied with the tenancy fall under the same statutory guidance and need portable appliance testing alongside the fixed-wiring inspection.

Interlinked smoke and heat alarms
Every Scottish home must meet the interlinked alarm standard: a smoke alarm in the most-used living space and in every hallway or landing, a heat alarm in the kitchen, all interlinked, plus carbon monoxide detection where there is a carbon-fuelled appliance.
